AC leak water damage: what to do before the ceiling gets worse

Found a brown ring on the ceiling or a drip under your air handler? Why an AC leak floods your ceiling

Your air conditioner does not just cool air. It pulls moisture out of it, and that moisture has to go somewhere. It drips off the cold evaporator coil into a drain pan, then out of the house through a condensate drain line. When that path clogs, the water backs up and finds another way out, usually straight down through your ceiling.

Clogs are the usual culprit. The Department of Energy notes that passing a stiff wire through the unit's drain channels clears them, because clogged drains stop a unit from reducing humidity and the resulting excess moisture can discolor walls or carpet. When the drain fully blocks, the unit can no longer move the condensed water out. The pan overflows, or the system shuts itself off, and either way the water lands on whatever sits below the unit.

A frozen coil does the same thing a different way. If the coil ices over and then thaws, the melt can dump more water at once than the pan and line were built to carry. So can a cracked drain pan or a line that has slipped loose. The visible stain is the end of the story. The leak started upstream, above the ceiling, out of sight.

The stain-to-collapse timeline

A ceiling stain is a clock, not a decoration. Drywall soaks water like a sponge. A fresh drip shows up as a small damp spot. Give it a day or two of a steady leak and the spot spreads, the paint bubbles, and the drywall starts to sag as it loses strength. Left long enough, a saturated ceiling can let go and come down in a wet chunk, taking the insulation above it with it.

The speed depends on how fast the water arrives and how much material is above the leak. A slow weep behind a bedroom ceiling moves slower than a full pan dumping over a hallway. Either way, the direction is one way: worse. That is why catching it at the first ring, before the sag, is worth the trouble of getting up there to look.

What to do right now

Work in this order. It protects your home, your safety, and your insurance claim.

  1. Shut the AC off. Kill it at the thermostat so no new water is being made. If the drip is near a light fixture or an electrical box, treat the whole area as a shock risk and stay clear of standing water near power.
  2. Catch the water. Put a bucket, bin, or towels under the drip. If the ceiling is bulging with trapped water, a small poke with a screwdriver over a bucket can drain it on your terms instead of letting the whole panel fail. Only do this if you can reach it safely from a stable ladder.
  3. Photograph everything first. Before you mop or move a thing, shoot wide photos of the whole scene, then close-ups of the stain, the drip, and any damaged items below. Keep receipts for anything you buy to deal with it. This is the same documentation an insurer will ask for, and it is far easier to capture now than to recreate later.
  4. Look above the stain. This is the step people skip, and it matters most. More on it next.

The wet drywall above matters more than the stain

The mark on your ceiling is paint. The problem is the wet material behind it. When an AC leak soaks the drywall, the insulation, and the framing above your ceiling, that hidden water is what feeds mold and keeps rotting wood long after the surface looks dry.

Wet insulation is the quiet troublemaker. Once fiberglass batting gets soaked it holds water against the drywall and the joists, and it dries slowly or not at all on its own. The EPA warns that mold hides in exactly these spots: the back side of drywall, the top side of ceiling tiles, and the underside of carpets and pads. You can wipe a stain and repaint it, and the mold above keeps growing in the dark because the water never left.

That is the whole reason drying an AC leak is more than dabbing a ceiling. The material overhead has to actually reach dry, measured with a meter, not guessed by touch. A stain that looks handled on the surface can hide a wet cavity that needs the ceiling opened, the soaked insulation pulled, and air moved through until the framing reads dry.

The mold window is 24 to 48 hours

Here is the number that should set your pace. The EPA states that if wet materials are dried within 24 to 48 hours, in most cases mold will not grow. Miss that window with wet drywall and insulation trapped above a ceiling, and you move from a drying problem to a mold problem.

Humidity works against you here too. The EPA recommends keeping indoor humidity between 30 and 50 percent, and a leaking, clogged AC does the opposite by dumping moisture into the space. So the goal after an AC leak is simple: get the water out and the material dry, fast, before the clock runs out.

Is it an HVAC fix or a drying job?

Most AC leaks are two problems wearing one costume, and they need two different callers.

The AC unit itself is HVAC work. Clearing the clogged condensate line, fixing the frozen coil, replacing a cracked pan, or recharging the system is a job for an HVAC technician. That stops the water from coming back. We do not do HVAC repair, and we will tell you so plainly rather than pretend otherwise.

The water damage is our work. Extracting standing water, opening and drying a soaked ceiling, pulling ruined insulation, treating the framing, and proving it is dry with moisture meters is restoration. The EPA is direct that you should fix the water problem first or the trouble comes back, and it puts the do-it-yourself line at about 10 square feet of affected material. A palm-sized damp spot you caught in the first hour is a homeowner job. A spreading ceiling, a sagging panel, or soaked material overhead is past that line.
