What equipment is used for water damage restoration?

Finding hidden water: moisture meters and thermal imaging
Water is a hider. The EPA lists the classic hiding spots: the back side of drywall, the top side of ceiling tiles, and the underside of carpets and pads. A floor can feel dry while the pad under it is soaked. Drying starts with finding every place the water went, and eyes are not enough.
Moisture meters are the truth-tellers. A meter has a thin probe that presses against a surface or slips into the material itself, and it works on carpet, wallboard, wood, brick, and concrete. High readings show where moisture is sitting, and mold favors exactly those damp spots. On day one, we meter the walls and floors and mark how far the water actually traveled. The wet edge is almost always wider than the stain.
Thermal imaging cameras speed up the hunt. Damp spots usually read cooler than dry ones, because water pulls heat away as it dries. The camera shows those cool patches across a whole wall in seconds. It is a pointer, though. The camera suggests where to check, and the meter confirms what is really wet. Our trucks carry both. Getting the water out: truck-mounted and portable extraction
Here is the rule that explains extraction: every gallon you pump out is a gallon the drying equipment never has to pull through the air. Machines dry a house slowly, in fractions of an ounce per minute. A pump moves water by the gallon. So a good crew extracts hard before a single fan gets set.
- Truck-mounted extractors run off the truck itself. Strong suction, long hose runs, no strain on your electrical panel. On big commercial losses, our teams stage truck-mounted vacuums and high-capacity drying gear, because big floors hold big water.
- Portable extractors roll where the hose cannot reach: basement corners, second floors, tight rooms. Less power than the truck, but they get the water where it lives.
- A shop vac has a small tank and quits early. It grabs the puddle you can see and leaves the pad, the subfloor, and the wall bottoms wet.
Speed matters because the clock is real. The EPA advises drying water-damaged areas within 24 to 48 hours to prevent mold growth. Extraction is how a crew beats that window instead of chasing it.
Air movers and dehumidifiers: the drying system
Once the standing water is out, what is left is the water inside materials. That is where the two machines everyone recognizes come in, and the important part is that they work as a pair.
Air movers are the low, loud fans aimed along floors and walls. They push a fast sheet of air across each wet surface, which peels away the damp layer of air sitting on it, so more water can evaporate. Dehumidifiers then grab that airborne moisture. The units on our drying jobs are LGR dehumidifiers, short for low grain refrigerant. Plain English: the machine chills air over cold coils, and the moisture drips out. It keeps working even when the room air is already fairly dry. A rental-store dehumidifier stalls right when the job gets hard.
One without the other fails. Air movers alone push damp air around the house and feed it to rooms that were dry. A dehumidifier alone dries the air, but slowly, while water stays trapped in the pad and drywall. Balanced together, evaporation and capture run at the same speed. The landing zone is the healthy range the EPA recommends for a home, indoor humidity between 30 and 50 percent. On large losses, desiccant drying systems and commercial-grade dehumidifiers do the same job at building scale.
Containment and negative air: keeping the mess in one room
Good crews build a plastic room inside your room. Sheeting walls off the wet zone, with a zippered doorway for the techs. It looks dramatic. It is actually the politest piece of equipment on the job, because it keeps the problem from touring your house.
The muscle behind the plastic is the negative air machine. It is an air scrubber with a HEPA filter. It pulls air from the work zone and blows it out past the plastic. That keeps the zone at lower pressure than the rest of the house. Air then leaks inward through every gap, never outward. Damp air, odor, and dust stay put.
This matters most when water damage has aged into mold. The EPA cautions that disturbing moldy areas can spread mold through a building. Tearing out wet drywall is exactly that kind of disturbance. Drying logs and psychrometrics in plain English
Psychrometrics is the scary word on the estimate. Here is all it means: warm air can hold more water than cool air, and air that is already full cannot dry anything. A crew measures temperature and humidity every day. Then they adjust the machines so the air in your house stays thirsty. That is the whole science, applied with meters instead of guesswork.
There is a rulebook for this. The industry standard is ANSI/IICRC S500. It covers water damage restoration work in homes and commercial buildings. Its sections include psychrometry and drying technology, plus equipment, instruments, and tools. When a crew says they dry to standard, this is the standard.
The drying log is where the numbers live. Each day, a tech records the readings: what the meter said in the drywall, the subfloor, the framing, and how the air is trending. Why the documentation equipment matters for your insurance claim
Half the gear on a modern job exists to create a record. That record is what your claim stands on. The Insurance Information Institute tells homeowners three things. Photograph or videotape the damage. Save receipts. List the damaged items, so you can back up the loss for the adjuster. The adjuster is the person your insurance company sends to decide what the loss is worth, and adjusters work from evidence.
