What professional mold remediation involves, step by step

Get two quotes for the same moldy basement and you can hear two different jobs. One crew talks about spraying the wall and painting by dinner. The other talks about sealing the room, running filtered air, and removing the drywall the mold has claimed. That gap is the reason this article exists. Professional mold remediation is a written process. The standard behind it has a name: the ANSI/IICRC S520. Our Tarentum techs are IICRC certified, and that training points at the same standard. Once you know the steps, you can judge any crew's plan in one walkthrough. That includes ours.

So what does professional mold remediation involve? Five moves, in order. Find the moisture feeding the growth and fix it, because mold comes back to a wet house. Map how far the mold and water reach, with moisture meters instead of guesses. Seal the work area behind plastic sheeting under negative air pressure, so loose spores cannot drift into clean rooms. Remove porous materials the mold has filled, bag them on the spot, and damp-wipe the hard surfaces that can be saved. Then HEPA-vacuum the area as final cleanup, dry the structure, and confirm the work is done. The industry writes these steps down as the ANSI/IICRC S520 standard.

The standard behind the work

Mold remediation has a rulebook. The ANSI/IICRC S520 Standard for Professional Mold Remediation lays out the steps to follow and the care to take when remediating mold in homes, commercial buildings, and the contents inside them. The current version is the 2024 Fourth Edition. It was not written by one company. Scientists, public health experts, hygienists, and working contractors built it together.

The EPA points homeowners the same way. Hiring a crew? The EPA says to check their mold experience and their references. Then ask them to follow the guidance of the EPA, the ACGIH, or the IICRC. One question, "which standard do you follow," filters a lot of trucks out of your driveway.

Here is why that matters in Pennsylvania. The state has no license for mold remediators. Anyone with a fogger and a magnet sign can take a deposit. The standard, and the certs built around it, are the vetting tool you get instead. All of our technicians are IICRC certified, and we put that in writing.

It starts with moisture, not mold

Every real remediation starts one layer under the mold. The EPA's rule is blunt: the key to mold control is moisture control. Clean up growth without fixing the water behind it, and the mold will most likely come back. Dry what got wet within 24 to 48 hours, and most growth never starts. That is why the first questions on our walkthroughs are about water, not stains. Most of the mold we see around Pittsburgh started as a burst pipe, a wet basement, or a leak nobody caught.

The S520 names this stage too. It lists inspection and preliminary determination as a component of the work. In plain words: work out what got wet, and how far it spread, before any tool comes off the truck. Moisture meters do the honest work here. A probe in the drywall reads wet or dry. Eyes cannot.

One thing this stage usually does not need is a lab. The EPA says that when you can see mold, sampling is usually not needed. When a landlord, a buyer, or a doctor wants testing anyway, it should come from an outside pro. We do not test at all. We remediate, and testing stays with third-party hygienists. Nobody grades their own homework.

Containment and negative air: protecting the rest of the house

Cutting into moldy drywall throws spores into the air. That is the whole reason containment exists. The EPA's mold remediation guide is specific about how to build it. For growth covering roughly 10 to 100 square feet, it calls for limited containment. That is a single layer of 6-mil fire-retardant plastic around the work area. The crew enters through a slit with a flap, and the vents and doors inside the zone get sealed.

Past 100 square feet, or on any job likely to spread, the guide moves to full containment. That means double layers of sheeting plus an airlock chamber. Workers enter, leave, and pass out sealed waste without opening the zone to the hallway.

Negative air is the part you cannot fake. A fan with a HEPA filter pulls air out of the sealed zone and pushes it outside. Air then leaks inward, never outward. The EPA even gives you the visual: working containment makes the plastic billow inward. If the sheeting puffs outward, containment is lost. The work should stop until it is fixed.

On a job built to the guide, you should see:

  • Plastic sealed around the work area, taped tight, entered through a flap.
  • Supply vents, doors, and chases inside the zone sealed off.
  • A HEPA-filtered fan ducted to the outdoors, running the whole shift.
  • Sheeting that bows in toward the work, never puffing out.
  • The HVAC off whenever the system might have taken in spores.

Remove or clean: how the call gets made

Homeowners often ask why we cannot save the drywall. The answer is what mold does to porous material. It grows down into the pores and crevices, deeper than any wipe can reach. Full removal from a porous surface is hard or impossible. That is the EPA's line, and it is why moldy drywall, carpet, and ceiling tile usually leave the house. Hard, nonporous surfaces are the opposite call. Mold there can usually be scrubbed off with water and detergent, then dried fast and fully.

What comes out has rules of its own. The EPA guide says moldy material that cannot be saved gets double-bagged in 6-mil plastic. The bags get sealed before they leave containment, so the walk to the dumpster does not seed the hallway. Large pieces get wrapped in sheeting and taped shut. Once sealed, most of it can go out as normal construction waste.

Killing mold is not the goal. Removing it is. The EPA is direct on this: dead mold still triggers allergies, and some dead molds may be toxic. A spray-only visit leaves the problem on the wall, only quieter. A real crew wears protection the whole way through. The minimum is an N-95 respirator, gloves, and eye protection. The finish work: HEPA cleanup and drying you can prove

HEPA vacuums close the job, and the order matters. The EPA guide calls for them at final cleanup, once materials are dry and the moldy pieces are out. They also pick up dust that settled outside the work area. The filter has to sit right, so every bit of air passes through it. The used filter and its contents leave in sealed plastic bags. That filter rule is the point. This stage captures the finest particles instead of stirring them.

Drying gets proven the same way it gets tracked, with meters. A wall reads dry or it does not. On our jobs the numbers go into the file: photos of the work, plus moisture readings taken daily until the structure reads dry. How you know the job is actually done

The EPA gives a plain checklist for calling a remediation finished:

  • The water or moisture problem is completely fixed.
  • The mold removal is complete.
  • No visible mold, no mold-damaged materials, no moldy odor.
  • A return visit shortly after shows no new water damage or growth.
  • People can use the space again without health complaints.

The S520 goes a step further, and it is our favorite part of the standard. Its listed components include post-remediation verification and the indoor environmental professional. In plain words: checking the work is its own stage, and an outside pro has a role in it. That matches how we run our own jobs. We never test or clear our own work. When testing or clearance is wanted, it goes to third-party hygienists, every time.

Two more honest lines to keep. The EPA says a patch under about 10 square feet, roughly 3 feet by 3 feet, is a job most homeowners can handle themselves. Mold fed by sewage or other dirty water sits at the other pole. That is a pro call, every time, and the EPA says to bring in someone experienced with contaminated buildings. Between those two lines, a walkthrough decides it.
