A real encapsulation is not a plastic sheet tossed over dirt. Ours includes drainage matting, sealed cracks and air gaps, and insulated walls. Then a 90+ mil liner goes down, extended at least 12 inches up the perimeter walls, with a commercial-grade dehumidifier holding the space at 55% relative humidity or less. If mold is present, removal happens first. Sealing mold into a crawl space is not a fix.
Think of the liner as a lid on wet ground. The dirt under a house is always giving off moisture. That moisture used to rise into your floors, your insulation, and your air. What a damp crawl space costs the rest of the house
Dampness under a house does not stay put. The problems we find all trace back to the same moisture:

Wet wood draws termites and other wood-destroying organisms, because they need moisture to survive. Removing the mold is only half the job. The other half is fixing the water that fed it. The EPA is direct about this in its guidance on cleaning up mold in your home: fix plumbing leaks and other water problems as soon as possible, and dry everything completely. That is exactly why we seal and dehumidify after removal instead of just scrubbing and leaving. Clean mold off wet wood and you buy a few weeks. Our 7-step remediation and encapsulation process
- Comprehensive inspection, measured, not eyeballed, so the estimate is accurate. We take real dimensions of the space, the walls, and the damage before anyone quotes a dollar.
- Mold removal first, with a third-party test and assessment highly recommended. Nothing gets sealed over. The mold comes out before the liner goes in.
- Drainage matting (dimple mat) on the floor. It protects the liner from punctures and leaves an airflow path if radon mitigation is ever added later.
- Seal cracks and air infiltration with green caulk and foam. We take special care for occupants with CIRS or chemical sensitivities, so the products used fit the household.
- Insulation upgrade to R10. Carbon-infused board or blanket on the walls, rock wool around the sill plate perimeter, adjusted to code.
- Encapsulation liner, 90+ mil thick, across the floor and at least 12 inches up the perimeter walls. That upturn is what keeps ground moisture from sneaking in at the base of the walls.
- Commercial-grade AprilAire dehumidifier, sized to the space, holding 55% relative humidity or less all year. Sized to the space matters. A unit too small can't keep up, and a dry crawl space is the whole point.

Why 55%? The EPA says to keep indoor humidity below 60 percent, and ideally between 30 and 50. The key to mold control is moisture control, in the EPA's own words. The dehumidifier is not a box you set once and forget in a corner. It drains to a condensate line so it empties itself, and it runs on a humidistat that only kicks on when the air climbs past the target. Once the space is sealed and the unit is sized right, the crawl space holds steady on its own. A yearly look under the floor is enough to confirm the liner is intact and the humidity is still where it belongs.
What drives the cost of crawl space remediation
No two crawl spaces cost the same, and the honest answer is that we quote after an on-site assessment. Here is what moves the number, so you can see why:
- Size of the space. Square footage sets how much liner, matting, and insulation the job needs, and how large the dehumidifier has to be. A bigger crawl space is simply more material and more labor.
