What is crawl space encapsulation?

Crawl space encapsulation is sealing the crawl space against moisture from the ground and outside air, so the space stays dry year-round. A real encapsulation is not a plastic sheet tossed over dirt. Ours includes drainage matting, sealed cracks and air gaps, and insulated walls. Then a 90+ mil liner goes down, extended at least 12 inches up the perimeter walls, with a commercial-grade dehumidifier holding the space at 55% relative humidity or less. If mold is present, removal happens first. Sealing mold into a crawl space is not a fix.

Mold comes first — and we don't test our own work

Step one is never the liner. If the crawl space has mold, removal comes first, and we recommend a third-party mold test and assessment. Un-Flood-It does not perform testing, so the numbers that clear the space come from someone who does not work for us. Our 7-step remediation and encapsulation process

  1. Comprehensive inspection — measured, not eyeballed, so the estimate is accurate.
  2. Mold removal first, with a third-party test and assessment highly recommended.
  3. Drainage matting (dimple mat) on the floor. It protects the liner from punctures and leaves an airflow path if radon mitigation is ever added.
  4. Seal cracks and air infiltration with green caulk and foam, with special attention for occupants with CIRS or chemical sensitivities.
  5. Insulation upgrade to R10. Carbon-infused board or blanket on the walls, rock wool around the sill plate perimeter, adjusted to code.
  6. Encapsulation liner, 90+ mil thick, across the floor and at least 12 inches up the perimeter walls.
  7. Commercial-grade AprilAire dehumidifier, sized to the space, holding 55% relative humidity or less all year.

Why 55%? The EPA says to keep indoor humidity below 60 percent, and ideally between 30 and 50. The key to mold control is moisture control — the EPA's words. Their brief guide to mold and moisture is worth ten minutes if you want the reasoning behind the spec.

What we don't do — and who does it

Honesty about edges keeps projects clean. If your crawl space needs a french drain and sump pump, we recommend a plumbing company to install those properly. That is their trade, not ours. Radon systems are the same story. Our drainage matting is laid radon-ready, and the mitigation fan itself belongs to a radon professional. We handle the moisture, the mold, and the seal. We do not do rebuilds, and we will not sell you work that belongs to another trade.

Is crawl space remediation a DIY project?

Basic cleanup, sure. The full job is worth doing right exactly once: removal, sealing, a liner installed to spec, and commercial dehumidification. The materials involved are not hardware-store stock.

Will encapsulation lower my energy bills?

Reinforced multi-layer polyethylene with a perm rating under 0.01. That is the technical way of saying moisture does not get through it.
